Permissions

  • How can I apply to make home improvements?

Newlon residents are able to make home improvements under certain conditions.

If you have an Assured or Secure tenancy then you are eligible to make improvements provided you meet our criteria and have permission from us. In order to apply to make improvements you must complete a home improvement request form.

You will be asked to pay a £50 administration fee. Once the application has been submitted we will aim to process it within 10 working days. All communications will be made to you via email. Please do not undertake works before seeking approval.

If you are a Leaseholder or Shared Owner you do not need to inform us for improvements such as kitchen or bathroom replacements. However if your improvements are structural – such as knocking down walls, or changing doors and windows – then you should seek our permission.

If you want to make changes to the floor – such as putting down laminate flooring – then you should check your lease to see if it states that you are allowed to do so. If it does then you can do so without our permission. If your lease does not state that you can, then you will need to contact us.

Find out more and apply for permission by contacting customerservice@newlon.org.uk.

  • Can I use the communal garden on my block or development for a party?

If the garden is shared by fewer than five households then you should get the consent of all your neighbours. If you live in a block or development with more than five households you are not allowed to have a party in the communal area as it could cause a nuisance to your neighbours.

  • Can I grow plants in the communal garden?

If the garden is shared by fewer than five households and there is no grounds maintenance contract in place you must ask your neighbours for permission. If the garden is shared by more than five households, or there is a grounds maintenance contract in place, then you are not permitted to grow plants in the communal garden.

  • Am I allowed a satellite dish?

We do not allow our residents to have a satellite dish. This will be strictly enforced on our listed buildings and where dishes cause a nuisance.

  • Can I have a dog?

We may agree to you having a dog if your home is suitable. You would need to contact Newlon to request permission. You can do this by contacting our Service Centre or email customerservice@newlon.org.uk.

Things we consider before we grant permission include:

    • Are dogs allowed in the property?
    • Are there less than two animals living in the house already?
    • Does the tenant have use of a garden, and is it for sole use?
    • Is there a private / separate entrance?
    • Does the tenant accept that permission can be withdrawn if the dog becomes a nuisance to neighbours or if any conditions of this permission are broken?
    • Is the rent account free of arrears?
    • Is there a current breach of tenancy?
    • Is it a Secure or Assured tenancy?
  • Can I have a pet (which is not a dog)?

We may agree to you having pets if your home is suitable to accommodate them. You will need to contact Newlon to request permission. You can do this by contacting our Service Centre or email customerservice@newlon.org.uk.

Things we consider before granting permission include:

    • Are pets allowed at this scheme?
    • Does the animal require a Dangerous Animal Licence?
    • Will it be a noisy animal or one that could cause a nuisance to neighbours?
    • Is it bigger than a domestic cat or small dog?
    • If it is an animal that requires outdoor space such as a cat or similar – does the tenant have sole use of a garden?
    • Are there less than two animals living in the house already?
    • Is the rent account free of arrears?
    • Is there a current breach of tenancy?
    • Is it a Secure or Assured tenancy?
  • Can I run a business from my home?

We will usually grant permission for you to run a business from your home where it is suitable for your property and where it will not cause a nuisance or be a risk to your neighbours and the local neighbourhood. However, you do need to seek our permission first.

The first step is to find out whether or not you need a licence or permission from your local council. Please go to www.gov.uk/licence-finder to see if you do.

Once you have done that then you will need to complete our running a business from home application form and email it to customerservice@newlon.org.uk or by post.

  • Can I move my meter?

If you want / need to move your meter then you should get in touch with your energy supplier in the first instance.

If you want to move your meter outside your property, then you do not need us to authorise this.

However, if you want to move the meter to another location within your home or building, then you will need to seek our permission. Your energy supplier will need to put the details in writing to us at the following address: Service Centre, Newlon House, 4 Daneland Walk,Hale Village, London, N17 9FE.

We will then decide whether to grant permission.
